Search Systems Real Estate Index

The Real Estate System is comprised of three primary components.  Each county maintains the official deed, lien and plat dockets.  The Clerks’ Authority System provides Internet access 24 hours a day to these dockets and the documents which have been filed in all counties in Georgia.

The deed index refers the user to property transactions found in the deed dockets for all counties since at least January 1, 1999.    Historical data is continually being added to the system.  Searches may be performed by name, by property (subdivision, unit, block and lot) or may be searched by county book and page.  Searches may be done by county, region or statewide.  Date range, party type, instrument type and geographic filters are available for use.  Results provide the full index data including the names of the parties to the instrument, location of the property and the book and page where the actual deed is filed in the county.  Images of all pages of the documents are available to view and print.

Before the creation of the Deed Index System residents and businesses had to physically drive to each county courthouse to examine the mazes of dockets and books and layouts that varied significantly from county to county.  There was little uniformity in the methods of maintaining and indexing these records making searching a difficult endeavor and prone to errors for all but the most sophisticated searchers.  Now all of this information is at your fingertips in standardized formats that make document location much simpler and more reliable.

Homeowners, realtors, attorneys, banks, title examiners and businesses can all benefit from the Deed Index System making what otherwise would be time consuming and tedious tasks simple and cost effective.  Find a copy of your deed or mortgage.  Determine boundary lines and details.   Search for properties by owner statewide.  Search for particular types of transactions.  Perform a title examination.  These and many other uses are available to users.
